FACTS / NOT A FORECAST

THE MOONROCK PERSPECTIVE

More choice.
More considered choices.

A project launch does not mean an apartment has sold, and rising registrations do not mean rising prices. Buyers need to understand what competes with a particular property, what the price includes and which terms are supported by documents.

04 / USING THIS REPORT

Three questions about your chosen property.

MOONROCK INTERPRETATION

01

What are we comparing?

Compare properties in the same area, at a similar stage of completion and of a similar class. Check how floor area is measured and what the price includes.

02

What remains after expenses?

For rentals, calculate the net result after management, maintenance, repairs and vacancy. Consider a less favourable scenario too.

03

What has been confirmed?

Request current terms, documents and construction progress. General market statistics do not replace due diligence on a specific purchase.

How to read the figures

Launches represent new supply; sales are purchases within a period; registrations are legally recorded ownership transfers. These are different events. The median is the middle of the price distribution, while the mean is sensitive to very expensive properties.

The reports use different samples and periods. We do not combine them into a single time series or apply market-wide figures to an individual project. Monetary values are in Thai baht (THB, ฿).
